Exciting changes continues in Duluth, so much is in-the-works! In addition to the upcoming and ongoing projects listed below, the Current Cases page, details rezonings and development projects that will be coming to the Planning Commission and City Council soon.

South on Main: Located at the southern end of Downtown, the South on Main neighborhood by Lennar consists of 66 detached single family homes and 33 townhomes. This development has come to an end of the land disturbance phase and construction will begin on the model homes soon.

Hill and Main: Located adjacent to the South on Main neighborhood, the Hill and Main Street Extension development consists of 20 townhomes, with similar architecture and traditional neighborhood design to the South on Main townhomes. This development is a natural extension of the residential community in Downtown.

Park @ Parsons: Construction continues on the new luxury townhome community located within walking distance to the shops and restaurants in vibrant downtown Duluth. This Home South Communities development is nearing completion with all the units up and in the finishing stages. This development consists of 36 beautiful townhomes featuring spacious 3-story brick designs that each have a 2-car, rear entry garage. 

Sherwood Crossing: Located off of Buford Highway south of Downtown, this residential development by Century Communities will consist of 79 townhomes. A large majority of the units will be 3-story with a rear entry garage, with the remaining units 2-story with a front entry garage. This development is nearing the end of the land disturbance phase and will soon begin construction on the model homes off of Buford Highway with rest of the neighborhood to follow.

Gardendale: Located at the intersection of Howell Street and Duluth Highway, this residential development will consist of 55 brick, 3-story townhomes. This project is currently in the land disturbance phase.

The Glens @ Sugarloaf: Construction continues on a new gated townhome development located at the intersection of Sugarloaf Parkway and Peachtree Industrial Boulevard.  

Courtyard by Marriott Downtown Hotel: Construction is soon to begin on a hotel at the corner of Hill Street and Ridgeway Road in Downtown. This 4-story hotel will wrap a 2-story parking garage with dedicated public parking to serve Downtown and Parsons Alley. Architecture is tailored to fit-in with existing styles found around the Town Green.  This development will provide much needed hotel rooms in convenient, close proximity to Downtown events.

Gwinnett Public Library Downtown Duluth Branch: Development is soon to begin on the new, relocated Duluth Branch of the Gwinnett Public Library to a site in Downtown at the corner of Main Street and Hardy Street. This new 20,000+ square-foot building will be twice the size of the existing branch on Duluth Park Lane. This project was made possible through an intergovernmental agreement between the City and the County. Under the agreement, the City will provide the land while the County will provide elevations and consult with the City regarding the design of the library and provide maintenance of the property. The agreement also requires the County to complete construction within five years from the time the land is turned over by the City of Duluth.
