Exciting changes continue in Duluth! The downtown road projects are complete, Coleman Middle School is complete and open, Dreamland BBQ is complete and open, O4W Pizza is open, The Chocolaterie is open (have you seen the beautiful mural on the side of their building?!), and just last week a new restaurant, Piatto, opened in the former Huthmaker Violin location on Main Street. So much is happening and here are some updates on other ongoing projects.

The Village in Duluth (former Proctor Square) -
The Dunwoody-based developer Residential Group, LLC has acquired Proctor Square along with out parcels consisting of Duluth Corners, Georgia Cremation, and FM Appliance.   The eight-acre assemblage will become The Village in Duluth a 375 multi-family rental unit complex with 11 retail/office storefronts with connected living space above and two corner restaurant sites.  

The development will feature a wrapped parking deck accessible to the public on the first two levels, tree-lined boulevard with parallel parking, sidewalks, and public art sites.  The urban style units will be split 50/50 between one room and two bedroom units.  The project is expected to take 24 months to complete. Estimated construction cost is $64,000,000.

Proctor Square was first constructed in 1973 on one of the highest points in Duluth.  It was the first true shopping center in Duluth and served the community well as it evolved over time.  Big Lots was the most recent anchor but left several years ago in response changing demographics. 

The Residential Group Builders report they have reached 75% completion of the demolition of the site and expect to be completed by the end of August. Grading of the site is slated to start mid-September. On the development side, The Residential Group is in talks with Google to bring Google Fiber internet and HD video to the property. Architectural Drawings have been submitted to the City of Duluth for permitting and the first round of comments will be reviewed shortly.

Planning Commission recommended approval of the PUD zoning request in December 2015.  Mayor and Council approved the project in February 2016.  Click HERE to read the article the Gwinnett Daily Post published in July.

Sugarloaf Marketplace - Planned Unit Development located on the corner of Sugarloaf Parkway and Peachtree Industrial Boulevard. The ordinance of rezoning can be found here. This document contains the approved plan, elevations, and conditions. The project currently has an active land disturbance permit.

Rivers Edge at Abbotts Bridge- Modified Planned Unit Development (PUD) located at the intersection of Peachtree Industrial Boulevard and Abbotts Bridge. Approval recommended by Planning Commission on October 7, 2013 and approved by City Council on November 11, 2013. Baxley Ridge II - Located on Buford Highway, this project currently has an active land disturbance permit and eventually will contain 19 new single family homes.

Rainbow Village Phase II - Located on Duluth Highway/Fox Street this project currently has an active land disturbance permit. This phase will include new residential units and a community center.

Friendship Baptist Church - Located on Church Street in the Hill Community this project currently has an active land disturbance permit. This project will consist of a new gymnasium/office building and two additional parking areas.
